New PGA Village
Breaks Ground in The Bahamas

The PGA of America and the partners of Cat Island Partners Ltd. broke ground on Friday, April 24th for the first-ever PGA Village® to be developed outside of the United States. The official groundbreaking took place on Cat Island in The Bahamas and was attended by a large delegation of Government Officials including the Rt. Hon. Prime Minister Hubert Ingraham, Hon. Vincent Vanderpool-Wallace, Minister of Tourism and Aviation along with an audience of over 400 local residents and supporters.

Prime Minister Ingraham called the development "A new and never before experienced economic shot-in-the-arm" for one of The Bahamas most underdeveloped islands.  Mr. Ingraham congratulated the Cat Island Partnership for keeping their commitment to the government and to the people of Cat Island during these economic challenging times saying he was not one that normally attends these types of ceremonies but has come to know the partners well and they are people who "say what they mean and mean what they say" and is confident the project will be a great thing for Cat Islanders and The Bahamas.  The PGA Village® is expected to create over 200 construction jobs and more then 900 permanent positions within the project allowing many native Cat Islander's who have left in search of meaningful employment to return to their native island.  Southworth Development Welcomes
Marc Wexler, Rowland Bates, Tim Sullivan & David DeSmith

Recently, Southworth added a few new faces to its headquarters staff in Newton. Marc Wexler, Rowland Bates, Tim Sullivan and David DeSmith all bring an extensive array of knowledge and expertise of the golf, real estate and golf construction industry. Below please find a brief background of each of them.

Marc Wexler, Project Executive, is responsible for overall project development at Machrihanish Dunes in Scotland and the PGA Village The Bahamas. Marc previously held the position of Director of Asset Management at Sawyer Realty Holdings LLC. At Sawyer he was responsible for directing due diligence and underwriting activities for acquisitions, asset management and investor relations functions. Marc has been in the real estate field since 1981 and was previously employed at Brownfields Recovery Corporation and Northland Investment Corporation. He has been responsible for a full range of activities on over 5.2 million square feet of commercial property as well as asset management, acquisition, disposition and/or financing assignments for over 35,000 multi-family units. Marc holds a B.A. degree from Boston University and an M.B.A degree from the University of Chicago, as well as the Certified Commercial-Investment Member (CCIM) designation of the National Association of Realtors, the Certified Property Manager (CPM) designation of IREM and the RPA designation of the Building Owners and Managers Association (BOMA). He is a licensed real estate broker in three states and is a member of IREM, the CCIM Institute, the National and Massachusetts Associations of Realtors, the Greater Boston Real Estate Board and the Real Estate Finance Association, as well as numerous community organizations.

Rowland B. Bates, returns to the Southworth team to lead an acquisitions initiative for adding large scale Master Planned Communities and resorts to the Southworth portfolio. He has more than 30 years of residential and golf/hotel/resort acquisitions and development experience. Rowland was a founding partner and President of Golf Realty Advisors, Inc. A boutique golf consulting firm that managed golf development assignments across the US. GRA was acquired by Willowbend Development where Rowland became Executive Vice President and managed the acquisition of numerous properties in the US and Caribbean alongside David Southworth. In addition, Rowland was the senior executive of the Liberty National, project responsible for managing and implementing all aspects of this golf club and residential development. Most recently, Rowland managed the Creighton Farms luxury community (now owned by Southworth Development LLC) on behalf of Pyramis Global Advisors, a Fidelity Investments company. He was also director of acquisitions and development for Sawyer Realty Holdings LLC focused on multi-family and hotel acquisitions on the eastern seaboard. Rowland holds both undergraduate and graduate degrees from the Cornell University School of Hotel Administration, specializing in finance and real estate.

Tim Sullivan has joined Southworth as our Director of Construction.  Tim will oversee construction on all Southworth developments including, the townhomes at Meredith Bay, the Clubhouse at Creighton Farms, the hotel and golf cottages at Cat Island, as well as the golf cottages at Machrihanish Dunes and the restoration of the Ugadale and Royal Hotels in Scotland. Upon graduating from Union College in Schenectady, NY, Tim joined Turner Construction of Boston where he worked for 21 years. With Turner, Tim began as an Assistant Superintendent moving next to a Senior Cost Engineer, a Project Superintendent, a Senior Estimator/Preconstruction, a Project Manager - Special Project Interiors, to Operations Manager - Special Projects Interiors and finally to Project Manager. From 2001 until 2007, Tim was with Eastern Development of Woburn serving as Director of Golf Course Development and Aviation Services and then as Director of Design and Construction. Tim's final stop was with Pyramid Project Management of Boston which is a division of Pyramid Hotel Group which owns and operates some 40 hotels with 13,000 guest rooms throughout the United States. There he was the VP of Project Management. Tim resides in Andover, MA with his wife and two sons.

David DeSmith brings a wide range of talents and experiences to his position as Director of Marketing, along with the firm belief that good marketing programs are those that "run the risk of being noticed."  After earning a bachelor's degree in writing and the humanities at The Johns Hopkins University and two years of graduate work at the University of Colorado, David embarked on a career in marketing and advertising that has taken him to some of the country's most vibrant ad communities, including Richmond, Minneapolis, Portland and New York City. In New York, he was first a creative director at Young & Rubicam and later a founding partner and creative director at a new agency, Mezzina/Brown Partners, that went from five guys with one phone to over 75 employees in the space of three months. David's often award-winning campaigns for dozens of consumer and business-to-business clients including Walt Disney, General Electric, General Mills, Betty Crocker, DuPont, RJR Nabisco and others has given him a skill set and base of experience that he draws upon daily in his marketing work for Southworth, its properties and its clients.  David is also the author of two books that examine a pair of America's more celebrated marketing and advertising campaigns (Café de Colombia's "Juan Valdez" campaign and R.J. Reynolds' "Joe Camel" campaign). He's also the former publisher and editor of two of consumer golf magazines, New England Journal of Golf and GolfStyles New England, which he created after moving from New York City to Maine in 1995. David lives in Boston and Maine with his wife, Sue, and two teenage sons, Red and Marcel.

Joe Deitch's Commonwealth Financial Network recently received the distinction of being named in the San Diego Business Journal as the #1 Place to Work in the Midsize Category! This means Commonwealth has been officially recognized as the best of the best from coast to coast. The SDBJ determines the Top Places to Work based on policies, practices, benefits, and demographics, while employees also responded to an anonymous survey inquiring about their level of satisfaction within numerous categories relating to leadership, training, culture, career development, and compensation. Congratulations to Commonwealth Financial and their entire staff.

Creighton Farms Welcomes Vanessa Massaro

Vanessa Massaro, a native to the Washington DC area, has arrived at Creighton Farms to take on the position of Director of Sales. Vanessa has an extensive background in the real estate industry, having been in it for 15+ years. Starting in general brokerage and eventually moving into new home sales, her sole focus for the last 8 years has been in luxury residential real estate. Vanessa has worked for both production builders and individual developers, having held the title of VP of Sales and Marketing at Centex Homes and WCI Communities. The individual developers, located in the Washington Metropolitan area, include Trammel Crow, Akridge Development, Foulger Pratt and Duball LLC. A graduate from George Mason University with a degree in Communications and Finance, Vanessa is an avid horseback rider who just moved back to Loudon County to be closer to Creighton Farms.

New Branding of Creighton Farms

Over the past few weeks we have dedicated a good amount of attention to the rebranding of Creighton Farms. No longer involved with Ritz Carlton, we needed to develop a new brand that stood for the quality and stability that  Southworth Development represents. The new logo is symbolic, to the area, using a cupola and weathervane with the running horse that is traditional to Loudon County. The positioning of the horse is also special to the area, known as "Horse Country".

NH Showhouse Completion in Sight

As the August 15th completion date quickly approaches, the finishing stages of the New Hampshire Showhouse at Meredith Bay are in full swing. Cabinets and granite counter tops are being installed, the painters have stepped in and the landscaping is taking shape!

To top it off a number of designers have signed up to participate in the 2009 Designer Showhouse which will host an opening night gala on September 17th, 2009, a catered event where visitors will be able to meander throughout the house and meet various designers. Holloway Motor Cars of Manchester has also signed up as a sponsor, where visitors have the opportunity to win a 2010 Merecedes Benz E- Class sedan! Special events also planned throughout the month-long showing include twice-daily Wednesday How-to Seminars, a Wine, Cheese & Chocolate Tasting, themed weekly raffles and much more. Member Reciprocation Reminder

Golf: Golf Members at each of our Clubs will be extended golf privileges throughout the portfolio of  Southworth properties. Members visiting another Southworth property will be extended the prevailing Member rate of the Club they are visiting. To arrange a golf tee time, a member of the Professional staff from the visiting Club must call the Head Golf Professional from the host site. Tee times will be on a space available basis.

Lodging: Both Golf and Social Members of our Clubs will be extended a special Member Rate for staying at a Southworth Lodging product (The Club Rooms at RGC, The Townhomes at La Estancia and The Ugadale Golf Cottages). The rate that will be extended will represent a 30% discount off of the prevailing rates. Reservations are based on space availability and can be reserved up to 12 months in advance.

Renaissance Golf Club was dubbed the readers choice "Best Private Golf Course" on the North Shore of 2009. Northshore Magazine determines the winners by activly seeking out and playing, dining and enjoying all that the facilities have to offer. Renaissance is most deserving of this accolade and we are honored to have received such a title.
